Ponding water is water that remains standing on a flat or low-slope roof for an extended period, typically defined in the industry as 48 hours or more after rainfall, rather than draining away. It usually points to a drainage design issue, an area of the roof that has settled or lost its slope, or a clogged drain, and it accelerates wear on the roofing membrane far faster than water that drains promptly. Correcting ponding generally involves improving slope with tapered insulation, adding or clearing drains, or a combination of both.
Every low-slope roof is built with at least some pitch, however slight, aimed at moving rainwater toward drains or scuppers rather than letting it sit. Ponding water is what happens when a section of that roof fails to drain within a reasonable window, most commonly defined in the industry as standing water still present 48 hours after a rain event.
A few different problems commonly cause it. The roof deck itself can settle unevenly over time, especially around structural members, creating a low spot that never had proper slope to begin with. A drain or scupper can become clogged with debris, backing water up around it even on a roof with otherwise adequate slope. Or the original design simply did not build in enough pitch across a section of the roof to move water reliably.
Whatever the cause, standing water is hard on the membrane beneath it in ways that quickly running water is not. Prolonged exposure to standing water accelerates UV and chemical breakdown of most membrane materials, adds structural weight the roof was not necessarily designed to carry indefinitely, and gives any small membrane flaw far more time to actually leak before it ever gets a chance to dry out.
Ponding also tends to get worse over time rather than staying stable, since the extra weight of standing water can cause a low spot to sag further, which then holds even more water after the next rain.
Correcting the underlying issue usually means addressing slope directly, most often with tapered insulation added under the membrane to rebuild proper drainage, alongside clearing or adding drains where debris or design was the real bottleneck.
A roof with a documented ponding problem is not something to leave for a future owner to discover; the standing water actively shortens the membrane's remaining service life every time it happens.
